

Magic can happen in real estate when a great plan comes together. Just ask Casey Kellermann and Noell Smith, the owners of Kellermann Smith Real Estate. They represented the original owner of a lot in Old Mount Pleasant and presented the opportunity to a great builder client, SHELTER Custom Built Living. Ryan Butler, owner of SHELTER, built two custom homes which now stand on what was once a large single lot.
Butler was looking for the perfect piece of property in the Old Mount Pleasant when Kellermann Smith Real Estate came to him with the potential at Mataoka Street. The property was perfectly centralized to downtown Charleston and the picturesque beach town of Sullivan’s Island. The property was also within walking distance to restaurants such as Red Drum, The Wreck and Tavern & Table. The choice became vividly clear to Butler. The next hurdle actually transformed into a feel-good story, as Ryan and his company decided to repurpose the former home that had been built on the property back in 1959. As opposed to scraping the former home, SHELTER donated the home to Habitat for Humanity. This took extra time, creativity, and money, but Butler remarks, “it felt like the right thing to do. It would have been easy to demolish the structure but the home had ‘good bones’ and I thought it could provide some family many more years of enjoyment as a home.”

The two newly built houses at 1401 Mataoka and the newly created lot 1405 Mataoka are both designed by Geoff Chick from Florida. They are high quality coastal modern designed houses. They have a different feel as 1401 has more of a bright and airy vibe to it and 1405 has true modern lines such as a sleeker flat front cabinetry, stainless steel staircase railings, artistic modern lighting fixtures just to name a few.
“The finishes in each of the homes are updated and unique from one another. We have received a lot of nice comments about the design, and finishes, and how they do not look like many of the other new homes on the market now,” Butler explained.

The open concept downstairs allows for easy entertaining with a seamless transition from the interior living space out to the exquisite outside entertaining areas.
